Working With Us
Most of our loan requests come from bankers and mortgage brokers, and we also welcome business directly from borrowers. We understand that you need quick responses and definitive answers, so we won't put you through a long, drawn-out loan decision. Upon receiving complete loan-request information, we try to give a “yes” or “no” answer within 1 to 3 business days. If we are interested in funding a loan, we often close within 10–30 days of receiving a complete loan-request package.
We need certain specific information to determine whether a loan meets our underwriting guidelines. We can give you a fast response to your loan request if you provide the following:
- Brief Description of Property with Color Photos
- Income and Expense Summary
- Personal Financial Statement Including Schedule of Real Estate
- Loan Amount and Terms Borrower is Seeking
- Borrower Estimate of Current “As-Is” Property Value
- Loan-to-Value of Proposed Loan
- Type of Loan (1st or 2nd?)
- Use of Loan Proceeds
- Plan for Repaying the Loan
- Existing Debt on the Property
In addition to our quick response, borrowers and brokers appreciate our flexibility and creativity in coming up with unique financing solutions. Also advantageous for brokers, there is no need to submit your own demand into escrow. When we issue the borrower a letter of interest (which the borrower must sign), it not only includes our loan fee, but the broker’s loan fee as well. Few lenders, institutional or private, will take this step to see that brokers' fees are honored.
